New Construction & 11-Month Warranty Inspections in Baton Rouge
A new home isn’t a defect-free home. Every house is built by dozens of different trades on a tight schedule, and small misses get covered up by drywall and paint. Abacus Inspections brings a builder’s perspective to new construction: before inspecting homes, we spent years as a Navy Seabee builder, a licensed contractor, and a construction manager and owner’s representative on commercial projects.
Inspections at Every Stage
- Pre-pour foundation. A look at forms, reinforcement, vapor barrier, and plumbing penetrations before the slab is poured and they disappear for good.
- Pre-drywall (framing). Framing, fastening, and the rough-in work inside the walls while it’s still visible.
- Final, before closing. A full inspection of the finished home so issues go on the builder’s punch list before you sign.
- 11-month warranty inspection. Most builders offer a one-year warranty. An inspection around month 11 documents settling, leaks, and workmanship issues while there’s still time to have them fixed under warranty.
Why It Matters
Municipal code inspections check for minimum code compliance on a schedule, not for workmanship or the finish quality you’re paying for. An independent inspector works for you, documents what’s found with photos, and gives you a clear report you can hand to your builder. Thermal imaging is included to help spot missing insulation and hidden moisture, and drone photos document the roof.
